Bajes Kwartier is a joint development of AM, AT Capital and Cairn. The consortium bought the property from the Government Real Estate Agency and, together with OMA, FABRICations and LOLA Landscape Architects, is developing a new, low traffic city district with 1300 houses: Bajes Kwartier.

Lively urban district
Five prison towers are demolished, while one is transformed into a green tower with a vertical park and urban agriculture. The existing main building of the prison will be the design cluster: a place for artists of international standing. Furthermore, there will be restaurants and a health center. The municipality is developing a secondary school. Parking is done underground, the neighborhood is further car free.

State-of-the-art landscape
The future outdoor space of Bajes Kwartier is characterized by the combination of parts from the past with high quality public space design. From a few courtyards between the cell towers to a realm of gardens full of freedom of choice. In total there are more than 60 different gardens, courts and water features. Bajes Kwartier is a nature inclusive stepping stone in the ecological structure of Amsterdam: free nature in a robust framework. Where possible, the prison wall is preserved, as a relic of the past, but with a new use as a climbing wall or vertical garden or outdoor cinema.

Bold durability
98 percent of the material from the prison is reused. Concrete floorboards and facade elements get a second life in the new buildings and the landscape. Concrete and cement are broken and reused using new techniques. Bridges are made with the old cell doors. Bajes Kwartier becomes completely energy neutral. The organic waste from the district is converted into electricity. Heat in the winter and cold in the summer comes via heat pumps in the buildings. There are no connections to natural gas.

Choice for quality
In collaboration with the Central Government Real Estate Agency, the municipality of Amsterdam has drawn up the starting points for the new district. Five consortia submitted a plan for the summer of 2017 and made an offer. In the assessment, the quality of the plans counted as heavily as the level of the bids. AM came out as the winner. The consortium pays over 84 million euros for the site. The master plan has now been drawn up.
