SPOT Lelystad: A hub of pioneering spirit and vibrant living

The Municipality of Lelystad, a city known for its pioneering spirit, openness, and connection to green spaces, has entrusted the consortium of Heutink Groep, GROOSMAN, and LOLA Landscape Architects with the development of 243 homes on the Theaterkwartier plots IV and V. The project, named SPOT, will create a sustainable new central district founded on principles of biobased construction, social cohesion, and high-quality landscape design.

At the heart of SPOT lies the lively core of Theaterkwartier, where culture, hospitality, and public life naturally intertwine. Thoughtfully designed streets, squares, thresholds, and pedestrian routes form a seamless urban fabric. A new southwest-facing square will host cafés and restaurants with generous outdoor terraces, while multiple communal SPOTS will encourage connection, creativity, and social interaction.

A neighborhood designed for freedom of movement 
SPOT prioritizes easy, natural mobility. The area will be largely car-free, with vehicles directed to organized parking on the periphery. Within the neighborhood, pedestrians and cyclists take center stage. Streets, squares, and pathways are designed to make movement, leisure, and social interaction safe, comfortable, and inviting-encouraging both residents and visitors to explore and enjoy the neighborhood actively.

Greenery meets urban life 
SPOT strikes a balance between urban density and lush green spaces. Lelystad’s natural assets, including water and open landscapes, are fully embraced here. Nature-inclusive buildings and public areas become urban hubs for biodiversity, leisure, and community engagement. A lively city square with outdoor terraces, a green tribune, and a public pavilion connects seamlessly to the energetic city center and welcomes all. Meanwhile, quieter green residential streets and two inner courtyards provide peaceful spaces for community life and social connection.
